West Ashley, SC Local Information

Real estate in West Ashley is largely divided into two sections, Old West Ashley and New West Ashley. As the names imply, the Old West Ashley section has older homes and less commercial development. It also has one of the best locations of any of the Charleston areas. It's located just over the bridge from downtown Charleston, so you can be downtown in a few minutes' drive.

Many buyers find the homes in Old West Ashley charming because they offer features that you simply won’t find with new construction homes in the same price range (brick exteriors, large lots, and mature landscaping). Most of these homes were built from the 1940s to the 1980s, and some offer incredible views of downtown Charleston. The waterfront homes are some of the most sought after in the area, and real estate prices go well over the million dollar range in neighborhoods like Parkshore, Ashley Harbor, The Crescent, Edgewater Park, Wespanee Plantation, and Wappoo Heights.

Although many of the homes for sale in Old West Ashley have been renovated, you’ll find that most of these homes still need updating. Most of these updates will be cosmetic. However, don’t be surprised if your home inspection report shows other repairs that need to be made prior to closing. After all, most of these homes are at least thirty years old. Buyers looking for a fixer upper should certainly include Old West Ashley in their home search because they’ll find homes in a wide range of prices.

New West Ashley starts outside of Hwy 526, so most of these homes are a good 20 minute drive from downtown Charleston. Master planned new communities make up the majority of real estate in this section, and you’ll find amenities like swimming pools, tennis courts, and club houses. West Ashley has one golfing community, Shadowmoss Plantation, which is open to the public. Most of these newer neighborhoods are located along Hwy 61 and Bees Ferry Road. Around commute time, traffic in these areas can get pretty congested. So, if you know that you’re going to be making a commute to and from work during peak hours, it may be a good idea to test these roads out before you buy a home.

Buyers often choose West Ashley over other Charleston areas like James Island, downtown, and Mt. Pleasant because they can simply get more house for the money in West Ashley. Buyers also tend to like all of the shops and restaurants that are sprinkled throughout the area. You’ll find large chain stores like Moe’s Southwest Grill, Firehouse Subs, Five Guys Burgers, Barnes and Noble, Total Wine Sellers, Half-Moon Outfitters, and World Market. The Citadel Mall is a popular place to visit, and it has everything from Target to Ann Taylor Loft and Hollister. West Ashley also has a good selection of locally owned restaurants and smaller chains, like Kickin’ Chicken, Red Orchids China Bistro, Sesame Burgers, and Earthfare (an organic supermarket).

The public schools in West Ashley are not as good as some of the other areas of Charleston. However, many West Ashley parents send their children to other Charleston County schools like Academic Magnet High School, which has been rated as one of the top ten public high schools in the country. If you plan on sending your children to private schools, Porter Gaud is located in West Ashley and is considered one of the best private schools in Charleston.
