Mt. Pleasant, SC Local Information
Mount Pleasant is one of the most desirable cities to live in Charleston because of its close proximity to downtown Charleston (15-25 minutes away) and the beaches, Sullivan’s Island and the Isle of Palms (5-10 minutes). Towne Center is located in the heart of Mt. Pleasant and has a little bit of everything when it comes to entertainment. If you want to go to see a movie, out to eat, or shopping, Towne Center is always a good option (in addition to other restaurants and shopping centers located throughout the Mt. Pleasant area).
Great public schools are also one of the major selling points to potential home buyers. The South Carolina Annual School Report Card (which rates the state’s public schools) has given Wando High the highest rating possible for five years in a row. The more than 3,000 students who attend Wando High School can choose from a wide range of clubs and organizations, including sailing, film, guitar, and chess. Its marching band, JROTC, and athletic program are recognized regularly and win state and local championships on a yearly basis. Its student newspaper is considered one of the best in the southeast. The list goes on and on with various recognitions and accolades that Wando High has earned in the past few years. The five elementary schools and three middle schools in Mount Pleasant are also very good, but it’s the high school that is most talked about in the public school district.
Mount Pleasant has a wide range of real estate options, including houses, townhouses, and condos. About three-fourths of the homes in Mt. Pleasant have been built since 1995. So, if you’re looking for a newer home, this is a great area to consider since newer homes are mostly what is available for sale. Most neighborhoods have amenities like a swimming pool, tennis courts, and a club house. Mt. Pleasant has four golfing communities. Dunes West, Rivertowne Country Club, Charleston National, and Snee Farm have very nice golf courses in addition to the usual amenities. The main gated community in Mt. Pleasant is Dunes West, although some of the other neighborhoods have gated subsections.
Two of the main drawbacks for Mt. Pleasant are price and traffic. With the exception of downtown Charleston, Mt. Pleasant has some of the highest priced non-beach real estate in the area. Simply put, there are so many buyers who want to live in Mt. Pleasant that this demand has significantly increased real estate prices in the past ten years. The silver lining of this point is that Mount Pleasant real estate is a great investment because of this steady demand from home buyers.
The second deterrent that we often hear from home buyers is that Mount Pleasant has a lot of traffic. Residents and visitors alike often choose Mt. Pleasant for entertainment because there is simply a lot to do. The surge of commercial growth that we’ve seen in the past ten years has lead to a good bit of traffic. Buyers who are looking to cut down on time spent in the car have two options. They can consider the Old Mt. Pleasant section, which is just over the Ravenel Bridge from downtown. Home prices in this section are quite high, though. (Expect to pay $400K plus for one of these houses.) Or, buyers can also consider James Island, which is located on the other side of the Charleston Peninsula.
