Johns Island, SC Local Information
Johns Island is mostly made up of undeveloped pastures and farmland. It has only been in the past 10 years that subdivisions have started popping up along Maybank Highway and River Road. Because real estate on Johns Island has been more of a recent development, the island doesn’t have as many home options compared to other areas within a 20 minute drive to downtown Charleston. Plans to extend Interstate 526 will encourage more residential and commercial development on Johns Island. As a result, Johns Island has some of the highest growth potential of any Charleston area.
The only ambiguous factor in Johns Island’s investment potential is time. This area was affected more by the recent drop in housing market prices. When buyers started to be able to afford more desirable areas (like James Island and Mt. Pleasant) in late 2009 and early 2010, Johns Island sellers had to lower their home prices even further in order to compete with other areas. It will take time for prices to get back up to where they were in 2006. Additionally, the extension of I-526 has been talked about for several years now and seems to keep getting pushed back further. It’s unclear when exactly the roads will be started or finished.
Buyers often choose Johns Island because they can get more house for the money compared to other areas in Charleston County. Also, most of the homes are quite new. Starter home communities like St. Johns Crossing, Barberry Woods, and Summertrees offer newer houses starting in the low $200s. In higher price ranges, buyers tend to really like The Villages in St. John’s Woods, Rushland Plantation, Hope Plantation (also called Kiawah River Estates), Grimball Gates, and Headquarters. All of these neighborhoods have either new construction homes or homes that were built in the last 10 years.
Options for condos and townhouses on Johns Island can be difficult to find. However, the few communities with condominiums and town homes are certainly worth considering because you can get more for the money on Johns Island. In this price range, that little bit of an upgrade can make a big difference. Whitney Lake and The Commons at Fenwick Hall have very nice townhouses in the high $100s. Stono Watch has marshfront townhomes with a fantastic location. You’ll find condos for sale on Johns Island at Headquarters, Kiawah River Estates, Twelve Oaks, and The Grove.
For entertainment, most Johns Island residents take the 5-10 minute drive to West Ashley or James Island. Also, downtown Charleston is about 20 minutes away, and Folly Beach is a 25 minute drive. You’ll find grocery stores and several good restaurants on Johns Island, so you certainly don’t have to leave the island for the basics. Some of the local favorite restaurants include Fat Hen (one of our favorites in all of Charleston), Maria’s Mexican Grill, and The Hickory Hawg.
