James Island, SC Local Information

James Island has some of the most sought after real estate in all of Charleston because of its close proximity to downtown Charleston and the beach. Location is one of James Island’s biggest selling points. You can take the James Island Connector across the harbor to downtown Charleston in about 5-10 minutes. Folly Beach is a favorite among locals and is within a 5-15 minute drive.

Because James Island is the most accessible suburb to and from downtown Charleston, it has an excellent rental market. It’s usually the top choice of places to live for College of Charleston, MUSC (Medical University of South Carolina), and Charleston School of Law students. As a result, real estate investors often choose the condos and townhouses on James Island for investment purposes.

However, most of the residents on James Island are not students. Single family detached houses make up the majority of real estate options. Neighborhoods are sprinkled throughout the island, but most of these are located off Harbor View Road (which runs parallel to the Charleston Harbor), Riverland Drive (which runs alongside the back of James Island), and Fort Johnson Road (which is perpendicular and divides the island in half).

James Island has been gradually developed over the past fifty years, so most of the homes available for sale are older (built before the year 2000). These older homes are ideal for buyers wanting larger lot sizes as well as buyers and investors who don’t mind making cosmetic renovations.

New construction homes are also available on James Island, but these make up a smaller percentage of the current homes for sale. Newer neighborhoods include Eaglewood Retreat, Jamestowne Village, Lakeside Village, Lawton Harbor, Ocean Neighbors, Seaside Plantation, Westfield Place, Bayview Farms, and Woodward Pointe.

The public schools on James Island are second only to Mt. Pleasant in the Charleston County School District. James Island was the first public high school in South Carolina to convert to being a Charter school. With approximately 1,500 students, it is now the largest Charter high school in the southeast. Students can choose from a range of after school activities and clubs, including sailing, engineering, yoga, surfing, French, and Spanish. James Island Charter High School also has a great athletic program. In addition to the usual football and basketball, the school also has sports options like field hockey and golf.

With such a close proximity to the beach and downtown, James Island residents often take the 5-10 minute drive to these areas for entertainment. However, there are plenty of things to do without having to leave the island. You’ll find quite a few chain restaurants like Chick-fil-A, but the majority of James Island’s restaurants are locally owned. The Mustard Seed, Andolini’s Pizza, Barberitos, The Kickin’ Chicken, and Boulevard Diner are some of the local favorites. James Island also has two movie theaters – a Carmike Cinema that shows all of the major motion pictures and the Terrace Theatre, which shows mostly independent films. For outdoor entertainment, the James Island County Park has a little something for everyone. It has the largest climbing wall in SC, a dog park, a fishing pier, and a water park in addition to the more than 600 acres of walking trails, intramural fields, and marsh.
