Folly Beach, SC Local Information

Folly Beach is one of the favorites among both locals and tourists. As a result, it makes one of the best investments among any of Charleston’s 6 beaches. Folly is a very laid back beach, and buyers often compare it to Key West because of its colorful atmosphere.

Locally owned shops, restaurants, and bars line the main road (Center Street) coming onto the island. Just about all of the island’s commercial development is concentrated in this section. You can find all your vacation needs at the beach shops or get seafood at Snapper Jack’s. When the weather is nice (which is most of the time) you can eat at Taco Boy, which slides its garage-like doors open to let in ocean breezes. This section gets really busy at night and often has live music on weekends.

Streets lined with beach homes extend across the island from this commercial section on Center Street. Towards the middle of the island, you’ll find homes 8 rows deep from the Atlantic Ocean side. As you drive towards the narrower ends of the island, residential development turns into a single row of houses. Some of these homes have spectacular views – the beachfront on the front side of the house, and the marsh on the back side.

Despite the high demand for Folly Beach real estate, this area is surprisingly one of the most affordable beaches in Charleston. Folly Beach and Isle of Palms are about the only options for finding condos under $400K. Beachfront real estate is the most sought after (and therefore the most expensive). The most affordable homes are the condos located at the back of the island. These are just a short bike ride to the beach, and some of these have great marshfront views. They are also within easy walking distance to the restaurants and shops on Center Street.

Buyers considering Folly Beach are often looking to buy a vacation home. When Folly Beach home owners know they won’t be in the property year-round, they often rent their homes out as vacation rentals in order to offset some of the costs of upkeep. Because Folly sees such a torrent of vacationers, this is a great way to get extra income throughout the year. The main tourist season runs from May through August. This time of the year brings the highest weekly rates for beach homes. However, the off season can also bring substantial income – and this time of year is often ideal for home owners to rent out because they don’t spend as much time themselves in the property in the off season.

In addition to these second home buyers, you’ll also find a lot of permanent residents who live on Folly Beach full time (throughout the year). So, even in the colder months, you’ll still see people out and about on the island – especially compared to some of Charleston’s other beaches which get pretty empty in the winter.

Off the north end of Folly island, you’ll see the Morris Island lighthouse. It’s become a symbol of Folly Beach, even though it’s technically on its own island several hundred yards off Folly Beach’s coast. It was built in 1876, and 15 buildings originally surrounded it for the keeper and his family. Erosion problems began thirteen years later, when jetties were built to improve the waterway leading into the Charleston Harbor. These jetties altered the currents around Morris Island and eventually created enough erosion that the buildings surrounding the lighthouse had to be moved to a safer area. The lighthouse was automated in 1938 in order to cut down on the daily upkeep. In 1962, the lighthouse was decommissioned, and the US Coast Guard announced that it was going to tear it down. Charleston residents responded with a petition to save the lighthouse. It passed through several private owners until 1999, when an organization (Save the Light) bought it for historic preservation. Folly Beach walkers trek to the island’s tip everyday to see the channel and the Morris Island lighthouse, and it has become one of the most photographed buildings in all of Charleston.
